Job Title: South Florida Real Estate Research Analyst (Miami-Dade & Broward)
Job Summary:
I am a small real estate investor seeking 3-4 unit residential properties ("flats") in South Florida. I am looking for a detail-oriented Data Analyst & Public Records Researcher to identify opportunities in specific neighborhoods within Miami-Dade and Broward Counties. I provide the target neighborhoods; you extract the data, verify the properties, and provide verified ownership contact details.
The Workflow & Deliverables:
Stage 1: Lead Generation & Field Mapping ($20 per 100 properties)
Target Extraction: Identify all 3-4 unit residential buildings in my target neighborhoods.
Broward County (BCPA.net): Filter for Use Codes 08-03 and 08-04.
Miami-Dade (MiamiDade.gov): Search for Use Code 08 (Multi-family, less than 10 units) and verify 3 or 4 units.
Visual Audit: Attach a current building photo (Street View or PropStream) for every address.
Mobile Field List: Populate a Google Sheet with:
Property Address, Building Photo, and direct link to the County Property Appraiser page.
Direct Navigation Link: A pre-formatted Google Maps "Directions" link that opens instantly on a mobile device for field inspections.
Stage 2: Ownership Verification ($1.50 per verified lead)
Entity Unmasking: For properties I shortlist after field inspection, identify the legal owner. If held in an LLC, you must use Sunbiz.org to find the name of the Principal/Manager.
Contact Research:
Desired Skills:
Expert proficiency with BCPA.net, Miami-Dade Property Search, and Sunbiz.org.
Experience with PropStream, BatchLeads, or similar prospecting tools.
Advanced Google Sheets skills (must be able to create functional mobile navigation links).
Preferably must provide your own professional research/verification tools, but not required.
