I’m currently out of state and need a local real-estate professional who can act as my eyes and ears in the Jonesboro-Hampton, GA market. My goal is to sign a long-term lease (12 + months) on a single-family home that meets these core criteria:
• Minimum 3 bedrooms and 2 full bathrooms
• Monthly rent no higher than $1,700
• Up-front move-in costs (security deposit, fees, etc.) capped at $4,000
also I'd like the move in to be on May 7th
Because I’m making this decision remotely, I’ll rely on you to pull fresh listings (MLS, Zillow, Realtor.com, HotPads or your own network), verify availability, and present only properties that fit the numbers above. Once you’ve vetted the options, I’ll need:
1. A concise report for each viable home: full address, asking rent, deposit amount, lease length, photos or a link to a virtual tour, and your brief notes on neighborhood safety, schools, and commute routes.
2. Confirmation that the landlord will accept a long-term lease.
3. The ability to schedule and host a live video walkthrough so I can view the property remotely.
4. Your guidance during the application process—clarifying paperwork, forwarding required documents, and negotiating any minor details with the owner or listing agent.
Solid communication is essential; I’d like updates at least twice a week until we’ve secured a signed lease. If you already have contacts in local property management companies, that’s a plus and will likely speed things up.
