Project Description
I’m converting an existing garage into a 400 sq ft accessory dwelling unit that will serve as a permanent living space for family. I need a complete, permit-ready blueprint set that satisfies current California Building Code, local city ordinances, Title 24 energy requirements, and any fire-safety or egress rules specific to garage conversions.
The layout is already defined in concept: one combined kitchen/living area flowing into a separate bedroom with its own bathroom. Within that footprint I need you to optimise clearances, plumbing runs, electrical placement, and natural-light/ventilation ratios so the city plan checker can approve without revisions.
Deliverables
• Scaled floor plan, roof plan, and four elevations
• Foundation and framing details suitable for a garage slab conversion
• Electrical, plumbing, HVAC, and lighting schematics meeting Title 24
• Door/window schedule plus energy-calculation forms
• PDF set for submission and the original CAD/Revit files
Acceptance criteria
• All drawings stamped “ISSUED FOR PERMIT” and sized to the city’s required sheet format
• Code callouts referenced directly to CBC 2022 chapters and local amendments
• Layout keeps total conditioned area to 400 sq ft (±2 sq ft) while maintaining minimum room sizes and egress paths
Familiarity with AutoCAD, Revit, or similar BIM tools—as well as recent California ADU guidelines—is essential. I can supply site photos, existing garage dimensions, and assessor’s parcel data once we start.
