I have a single-family residence in Texas where a damaged wood stair beam is being replaced. The framing contractor has already drafted the updated detail, but our local building department will not accept the permit revision until a licensed Texas structural engineer has reviewed the change and provided a signed-and-sealed letter or drawing.
What I need from you
• Review the existing stair framing plan and the proposed beam replacement (PDF and DWG formats supplied).
• Verify that the new wood member and its connections meet IRC and Texas wind/soil load requirements for a residential structure.
• Issue a stamped PDF letter or markup confirming adequacy—or, if you see issues, note the corrections we must make.
Turn-around: The permit is on hold, so a quick response (within a few business days) is ideal.
