I need an Argus-based financial analysis that pulls together all key performance data for a property and presents it in a clear, decision-ready package. The focus is strictly financial—no market commentary—so every calculation and narrative should serve to explain how the numbers drive value.
What must be covered
• Revenue and profits: show historical performance, current run-rate, and forward projections.
• Expense breakdown: itemise operating costs, capital reserves, and any irregular outlays to reveal true Net Operating Income.
• Cash-flow analysis: include annual and cumulative cash flow, IRR, NPV, and sensitivity where relevant.
Please build the model in Argus (Enterprise preferred) and then export the finished report to a polished, easy-to-navigate PDF. Graphs, tables, and concise commentary should be embedded so a reader can grasp the story at a glance without opening the raw model.
Acceptance criteria
1. All three metric groups above are fully addressed and tie back to the Argus file.
2. Calculations reconcile—any discrepancies over 1% must be explained.
3. Final deliverables: the Argus file plus a single PDF report ready for distribution.
