This project involves conducting a comprehensive market and feasibility study for a proposed apartment development in the selected locality. The study will assess current and projected demand for rental apartments, analyse competing schemes, and evaluate whether the proposed unit mix, pricing, and amenities are supported by local market conditions.
The work will begin with a demographic and economic profile of the catchment area, including population growth, household formation, income levels, and employment structure, to define the target renter segments for the project. A detailed competitive assessment will then be carried out to benchmark existing and planned apartment developments in terms of occupancy levels, rents, incentives, product quality, and on‑site amenities.
Based on this market evidence, the project will test the marketability of the proposed scheme, including the number of units by bedroom type, indicative rents, absorption pace, and key design and amenity features required for competitive positioning. Financial projections (stabilised occupancy, revenue, operating costs, and basic return indicators) will be prepared to assess overall feasibility and to identify critical risks and sensitivities, such as changes in vacancy or achievable rents.
The final deliverable will be a professional market study report summarising methodology, key findings, and conclusions on market feasibility, along with clear recommendations on whether and how the apartment development should proceed (e.g., adjustments to unit mix, scale, timing, or amenity package).
