Project Description
I am adding a mezzanine-style balcony inside an existing commercial space and need full design and construction-ready plans. The new level will serve as an additional seating area and must carry the vibe of a modern speakeasy/cabaret—think clean contemporary lines, subtle theatrical lighting positions, and finishes that feel both intimate and upscale.
You would take the project from concept sketches right through to permit-ready drawings. That means confirming the structural approach, laying out stairs and guardrails to code, detailing connections to the current frame, and illustrating material and lighting intent so contractors can price and build with confidence. I would also like a simple 3D model or a few rendered perspectives to show stakeholders how the balcony integrates with the main floor.
Please be comfortable working within commercial building codes and occupant-load calculations, and include any assumptions on live loads, egress paths, and acoustic treatment in your documents. I have the original building drawings in PDF and can supply site photos and field measurements on request. I can also provide the concept/moodboard and finish details of the existing space if that would be helpful.
Deliverables
• Concept layout and initial sketches for approval
• Dimensioned floor plan, sections, and elevations of the mezzanine/balcony
• Structural framing details suitable for engineer sign-off
• Stair, railing, and exit calculations to satisfy local code
• Rendered visuals or 3D model (SketchUp/Revit/other common format) for review
• Final construction set in PDF and editable CAD
If you have recent experience with similar hospitality or performance venues, especially where atmosphere is as important as load capacity, I’d love to see your work. I conceived this as a fixed price project, but I am open to an hourly arrangement if that makes more sense.
