Project Description
I need someone familiar with the Accomack County, Virginia Clerk of Circuit Court land-records system to track down the foundational paperwork for one subdivision’s homeowners association. My board must cite the original Declarant, list the exact recording reference for the HOA Declaration, and attach a legible copy when we file our annual state report, but that information is missing from our files.
Here’s what the job involves:
• Search the county grantor/grantee index (and, if necessary, the plat cabinet or deed books) until you locate the recorded Declaration that created the HOA.
• Confirm and transcribe the name of the Declarant exactly as it appears on the instrument.
• Note the complete recording reference—book and page or instrument number, date, and any plat references.
• Obtain a clean PDF or high-resolution scan of the recorded document (all pages, seals, and acknowledgments).
Acceptance criteria
1. A brief cover sheet summarizing Declarant name and full recording citation.
2. The PDF/scan of the Declaration, readable and complete.
Most records can be downloaded online for a small fee; if this one is offline, an in-person pull or a clerk-assisted copy request may be required. Please let me know your estimated turnaround time and any county copy charges so we can reimburse you.
