Project Description
I’m ready to commission the full architectural design of a brand-new modern residence. The house will be built on a cleared suburban lot; I already have a survey, zoning data and a detailed wish-list that I will share once we start.
What I need from you is the complete residential design journey—from early concept sketches through permit-ready construction documents—executed in a clear, contemporary style with open-plan living, large panes of glass and a strong connection between indoor and outdoor spaces. You may work in AutoCAD, Revit or a comparable BIM workflow; final drawings should be supplied in both editable DWG/RVT and print-ready PDF formats.
Deliverables
• Schematic concepts: at least two massing options with rough floor-area schedules
• Developed floor plans, roof plan and key elevations at 1:100 (or similar)
• 3D model plus four photorealistic exterior renders illustrating materiality and lighting
• Final permit set: dimensioned plans, elevations, sections, door/window schedules and basic construction details
• One revision round at each stage to incorporate my feedback and local code comments
Acceptance criteria
• All documents align with the site’s zoning envelope and my brief
• File naming is consistent; layers and families are clean and organised
• Drawings print clearly at A1 without scale issues
