I’m preparing to open a retail operation in an existing commercial space and need a permitting expert to take the reins on securing both a Certificate of Occupancy and a Certificate of Use. The unit has not undergone any recent renovations, but a change of use. So the scope is focused on paperwork, code review, scheduling inspections, and guiding me through any minor compliance tweaks the inspector may require rather than coordinating construction. Fire Marshall requires it to be signed and stamped Your role will start with reviewing the current documentation the landlord provided, confirming zoning compliance for retail use, and preparing the complete application set for the building department. From there, you’ll track the submission, arrange and attend inspection appointments (virtual or on-site, depending on local policy), and follow through until the stamped certificates are in my hands. Deliverables • Completed and filed CO and CU applications • Confirmation of all fees paid with receipts • Inspection schedule and attendance logs • Final, officially issued Certificate of Occupancy and Certificate of Use in PDF and hard-copy formats Acceptance Criteria The project is considered complete once the authority having jurisdiction issues both certificates without conditions or outstanding corrections, allowing the shop to open legally for retail trade.
