I need a complete drawing package for a one-bedroom house with a loft that will pass the building-permit review in Duncan, BC. The design concept is already clear to me: a traditional exterior but an open-floor interior on the main level. I will supply the exact footprint, ceiling heights, and site survey as soon as we start, so you can work directly from precise dimensions rather than approximations. Because these plans are destined for the local permitting office, they must satisfy the current BC Building Code and any City of Duncan submission standards. I expect the usual set that a residential plans examiner looks for—site plan, dimensioned floor plans, roof plan, elevations, building sections, and construction notes—delivered in PDF for submission and DWG or Revit for future edits. Where energy or truss calculations are required, show the placeholders; I will have an engineer sign off after your drawings are in place. I’m comfortable with you using AutoCAD, Revit, Archicad, or comparable software, as long as the line weights, title blocks, and scale are permit-ready. Turnaround time, chances for minor revisions, and your experience with small Canadian residential projects will be deciding factors. Let me know how quickly you can move from my sketches and dimensions to a polished, code-compliant package, and what you need from me to begin.
