Project Description
I’m ready to move from ideas to drawings for my 30 ft × 40 ft west-facing corner plot in Bangalore (roads on the south and west). Every square foot must honour Vastu, meet the city’s mandatory setbacks and still feel bright, breezy and contemporary.
Ground level
• Roughly half the site will remain open parking; the rest becomes a compact yet comfortable 1 BHK.
• Leave a clearly-dimensioned lift shaft so I can retrofit an elevator later.
Duplex (1st & 2nd floors)
The main entrance has to face north. Inside I need a generous formal living room, a separate family lounge beneath a skylight, three bedrooms each with an attached bath, a guest powder room and balconies that encourage cross-ventilation. Use the corner orientation to pull in light from two sides and keep air moving naturally.
Terrace & utilities
I want a large usable terrace set up for family gatherings and weekend barbecues, with the stair headroom sized to hide both an overhead tank and solar water heater.
Key expectations
• 100 % Vastu compliance, clearly annotated.
• Drawings that respect BBMP/Karnataka setback rules and FAR.
• Floor plans, elevations, sections, electrical & plumbing layouts, and a simple structural scheme ready for my engineer.
• Exterior 3-D views that capture a clean, contemporary style.
• Ventilation study or at least window-to-wall ratios proving airflow.
• Lift shaft, rain-water harvesting points and future solar panel allowance shown.
Send your proposed workflow, number of revisions included and a milestone map for concept, DD and final GFC sets. If you have Bangalore code experience and can slip smart passive-cooling details into the design, you’ll be a perfect fit.
