Project Description
This project is for the development of land for the construction of townhomes in the Old Town of Burleson Texas. We have the existing "Plat" and we need someone with the background and the knowledge to provide a formal subdivision "Plat" into lots, be able to make a conceptual proposal site plan that satisfies with the "City of Burleson" and the "Old Town Design Standards".
We previously applied for zoning modification, but this application got stuck because zoning and subdivision needs to be modified at the same time. Existing zoning (GR) General Retail, zoning that we are applying for (SF7). During our first try and meeting with the city we determined the Townhouses: 2-3 levels, looks the best option, looks like if we build them in one structure the construction maybe cheaper (duplex, triplex, quadruplex, …) [This option was suggested by the City of Burleson]. We are open to any suggestions to make this project more rentable.
Here’s the scope in plain terms: reshape the current lot lines, prepare updated subdivision exhibits, and package everything so the city reviewer can sign off without a single red-pen comment. All reference drawings, survey data, and background files are ready for you the moment we kick off.
Deliverables
• Preliminary / Conceptual drafting, for the city to Review
• Development standards required to be provided, as per City Notes.
• Old Town Design Standards are required to be provided, as per City Notes.
• SFA- Single Family Standards required to be provided, as per City Notes.
• If any Exception of the standard is required, needs to be mentioned for submission.
• City Final Approval
• Matching, stamped PDF plat and exhibit set suitable for immediate submission.
• Final Approval from the City.
• All CAD (DWG) files reflect the new lot configuration
