We are seeking a qualified professional to assist with the land development and subdivision planning for a townhome project located in Old Town, Burleson, Texas. The project involves preparing a formal subdivision plat and a conceptual site plan that complies with the City of Burleson requirements and Old Town Design Standards. We currently have an existing plat and require support from an experienced individual with a strong background in land subdivision, zoning coordination, and municipal approvals. The selected consultant will be responsible for subdividing the property into individual lots and developing a conceptual site plan that aligns with applicable city regulations. This project was previously submitted for a zoning modification; however, the application was paused due to the need to address zoning and subdivision concurrently. The current zoning designation is General Retail (GR), and we are pursuing a change to Single-Family Residential (SF7). Based on prior discussions with the City of Burleson, a townhome configuration consisting of two- to three-story units appears to be the most viable option. Additionally, constructing units within a single structure (e.g., duplexes, triplexes, or fourplexes) may offer cost efficiencies. We remain open to alternative design recommendations that enhance the project’s feasibility and return on investment. Scope of Work: The selected professional will be responsible for revising lot configurations, preparing updated subdivision exhibits, and assembling a complete submission package that meets all city requirements and facilitates a smooth review process. Deliverables: * Preliminary and conceptual drawings for City review * Development standards documentation as required by City comments * Compliance documentation for Old Town Design Standards * Single-Family Attached (SF7) standards documentation as required * Identification and documentation of any requested exceptions or variances * Final subdivision plat and supporting exhibits in stamped PDF format suitable for submission * Approval coordination through final City authorization * Complete set of CAD (DWG) files reflecting the finalized lot layout The ideal candidate will have demonstrated experience with Texas subdivision regulations and municipal approval processes. Familiarity with the City of Burleson, or similar jurisdictions, is highly preferred and will be considered a significant advantage. All relevant survey data, reference drawings, and background materials are available and will be provided upon project initiation. We are available to answer questions and provide additional information as needed to ensure timely submission for the City’s initial review cycle.
